What We Do:
We prepare buyer offers and seller listing agreements. We manage every detail of the transaction from contract to close, ensuring documents, timelines, and compliance requirements are handled accurately and on time.
What You Do:

We prepare the offers, the contracts, and everything in between until settlement is completed. •Prepare offer documentation for property(s) •Introduce our role in the transaction to every party involved. Review all documents for compliance, ensuring accuracy in dates, initials, broker details, and signatures. •Upload disclosures and transaction documents to the broker as they are received or executed. Fill out and submit commission disbursement forms for processing. •Fill out and submit EMD confirmation paperwork •Send copies of executed contracts, disclosures, and other required documents to all relevant parties. •Send updates on the files status and note any outstanding tasks that require attention weekly •Confirm all contractual inspections have been scheduled by ordering agent/client. •Track and manage all contingency deadlines, ensuring on-time fulfillment. •Coordinate and monitor earnest money deposits, ensuring timely delivery and documentation. •Manage and update client database with all relevant transaction details. •Facilitate the exchange of utility information between clients. •Assist in coordinating closing logistics, including final walkthroughs and signing appointments. Ensure all final documents are properly signed and stored for compliance.
Documentation Services •Review all documents for compliance, ensuring accuracy in dates, initials, broker details, and signatures. •Upload documents to the broker as they are received or executed. •Fill out and submit commission disbursement forms for processing. •Complete and submit various contract addenda/amendments needed throughout the transaction •Send updates on the files status and note any outstanding tasks that require attention weekly •Send documents for signatures once the agent reviews and approves. •Ensure all final documents are properly signed and stored for compliance. •Send copies of executed contracts, disclosures, and other required documents to all relevant parties.
Listing Launch includes items listed below and contract to close items. •Coordinate Sign installation with agent’s vendor & communication with seller(s) •Coordinate Listing photo shoot with agent’s vendor & communication with seller(s) •ShowingTime Set Up •Upload listing photos, virtual tours (agent must supply) •Enter Listing into MLS. Agent will provide all listing details on the property and is responsible for proofing the listing prior to publication. •Upload documents into the MLS listing; Including disclosures, floor plans, etc. •Create digital property flyer •Update Sentrilock by assigning the lockbox to the property. •Update statuses in MLS (ex. Coming soon, active, active under contract)
